California law also protects people with criminal histories who are looking for housing. We do not refuse to rent to “anyone with a record.” We do not consider arrests that did not lead to a conviction, sealed or expunged records, or juvenile records. If a conviction is considered, it is an individualized review of the nature and severity of the conduct, how long ago it occurred, and whether it is directly related to tenancy or to the health and safety of others or the property.

These protections apply whether the characteristic is actual or perceived, and they apply to applicants, residents, household members, and their guests.

Source of Income

Lawful income is lawful income. We accept Housing Choice Vouchers and other rental assistance. We do not advertise “no Section 8,” add extra steps that other applicants do not face, or refuse to complete subsidy paperwork or inspections that the program requires.

Disability — Accommodations, Modifications, and Assistance Animals

Applicants and residents with disabilities may request a reasonable accommodation (a change in a rule or practice) or a reasonable modification (a physical change). A request does not have to use those words or be in a special form.

Assistance animals — including service animals and support (emotional support) animals — are not pets. They are not subject to pet rent, pet deposits, or pet breed, size, or weight limits.

Housing for Older Persons

A community that qualifies as housing for older persons may lawfully limit occupancy by age. We do not apply a senior preference, an “elderly or disabled” preference, or a local live/work preference across our portfolio.
