What are the application qualifications?
Our screening requirements are listed on every page within our website, www.gcmanagementgroup.com. All properties require the following:
- All Applicants 18 or over must complete an application
- All applicants must meet the screening guidelines for the group to be considered
- Positive credit history with no judgements or collections
- 3 years of positive rental history, with no evictions or late payment history.
- Verifiable income in the form of paystubs (most recent monthly income) or for self-employed applicants two previous years tax returns, including Schedule C and the last 6 months of bank statements.
What do I need to process the application?
We will begin processing an application that has been fully completed and all supporting documents attached. Incomplete applications will not be started until all support documentation has been received. The items needed are from each person over the age of 18 years old.

- Proof of Income
- Application Fee Paid
How do I apply for a property?
Select the Apply Now button on the property page under available properties at www.gcmanagementgroup.com. be prepared with your supporting documents to be able to scan and upload to your application
How can I pay my application fee?
Application fees are typically paid on-line via ACH, debit or credit card. You may also deliver a money order to our office (cash or personal check not accepted).
May I apply with a co-signer?
- Any potential co-signer will need to have verifiable income to sufficiently qualify for both their living situation and for the property that they will be co-signing for. They will need to complete and pay the application fee.
- A co-signer will not be accepted for an applicant’s negative credit or rental history.
- Co-signers must typically reside in the state of California.
Do you allow pets?
The pet policy is listed on each property page at www.gcmanagementgroup.com. Additional Pet Rent will apply as indicated on the property page. There are breed restrictions imposed by the owners’ insurance policy.
How long does it take to process an application?
There isn’t a set timeframe for the completion of an application, as it is dependent on how quickly the verification of tenancy and employment are received, but typically within 2-3 business days. If we have a problem receiving one of your tenancy or employer verifications, you will be notified.
How can I help to make it easier to process my application?
Provide a daytime phone number for your current and previous landlords and make sure to notify your current landlords you are planning on moving, since without notice many landlords and management companies will not release your information to us. Be sure to provide us with a contact phone number that you answer or check message frequently. A delay in response to our message may place your application inactive.
What is the best way to communicate with you during the application process?
Once an application has been received, we will contact you if additional information is needed in order to continue to process the application. Please keep in mind you will be contacted if your application is approved or denied. If you have not been contacted within 3 business days, please email leasing@gcmanagementgroup.com.
What if I have special circumstances to explain issues with my credit, income or rental history?
Please explain any special circumstances in writing and submit with your application.
Do you accept Section 8?
Yes! Please contact our leasing department in advance by emailing leasing@gcmanagementgroup.com prior to submitting your application. Verifiable proof of income is required. The applicant’s income will be based only on the tenant’s portion of the rent. Be prepared to provide a copy of your housing voucher with your application submission.
My application has been approved. What is the next step?
When you have been notified of your application approval, you will need to be prepared to provide your holding deposit in the form of a by Cashier’s Check or Money Order within 24 business hours. Once the holding deposit is received you will be contacted by the leasing manager to schedule your move in date, review and electronically sign your lease and move in documents and confirmation of any utility transfers.
Can the deposit be broken down into payments?
No, the Deposit to hold the property will need to be paid in full by Cashier’s Check or Money Order at the time the “Offer to Rent” is signed.
What is the term of the lease?
All leases are for a 12-month term which continue on a Month-to-Month basis at the expiration date, unless otherwise noted or negotiated prior to the “Offer to Rent”.
What utilities am I responsible for?
You may view the specifics for each properties utility requirement by visiting our Available Rentals page and viewing the property you are interested in. You will need to transfer any utilities you are responsible for into your name by the date the lease is signed. Keys will not be provided, until confirmation of the transfer has been made.
What do I need to bring to my lease signing and how long will it take?
Typically, the signing is done via electronic signature(s). Our leasing agent is available if you have any questions. However, if you need to mee in person, the lease signing will take place in our office. The review and signing normally takes no more than 30 minutes. You will need to make sure you bring your Money Order of Cashier’s Check for the first month’s rent and any additional monies due. All persons 18 and older listed on the lease will need to be at the lease signing or make arrangements to sign prior to that appointment date. Keys will not be given out until all parties sign the lease, all monies due are received and confirmation that the utilities required have been transfer has been completed.
